  • SITE – What will fit? This may be as easy as the property size but that alone may not be enough. Boundaries, setbacks, topography, Ingress and egress, environmental conditions, parking and turning radii are all analyzed as part of a site assessment and feasibility analysis.
  • MARKET – What will it support? Just because a developer wants to build a business park, the close proximity to other like properties or distance from major roadways may impact the ability to lease space. On the other hand, the site may be an ideal location for a mixed use of retail and restaurants to serve the employees working at the nearby businesses.
  • GOVERNMENT – What will get approved? More often than not, local municipalities have zoned properties prior to any development plans are even discussed. Sometimes it matches with the investor’s vision but that’s not always the case. Presenting a well-documented, thoughtful plan may be needed to move forward.
